Our family had a great summer and we are excited for fall and the new opportunities ahead! The weather this summer allowed for more beach days with our families and friends then I can remember from summers past and continues to be incredible. School has started for the kids and we are enjoying getting used to the daily and weekly routines.  

Estelle was eager to start school this year. There were many summer mornings she would ask if she was going to school.  This is her 2nd year in Pre-K. She finished her hip hop dance classes and she learned how to ice skate as well. Estelle has started playing AYSO soccer this year on the Blue Dolphins with me as the coach. U5 girls are proving to be pretty entertaining on the field, to say the least. She still loves her weekly class at My Gym and she continues to have private swim lessons each week.

Tucker has started his new school at Rolling Hills Country Day and is loving it.  He gets to ride the bus up the hill each day with one of his best friends and the uniforms in the morning make getting ready extremely easy. Tucker has increased his soccer practice to twice weekly.   He still plays with his Sand & Surf club team and has also started his AYSO Orange Crush Team. We played our first AYSO match last week and we won 1-0 in a tough 40 minute battle.
South Bay Real Estate News
The South Bay’s housing market continues to see a strong demand but the real estate market is being hindered by a lack of inventory and we are seeing more multiple offers on what little inventory that is available. The median home prices continue to increase.Manhattan Beach has 66 active listings and 54 properties are in Escrow (19 of these properties are under 1 million). There are 10 homes over 2 million that are in escrow. There were 25 closed sales in August with 9 of them under a million. In August, we still had a lot of active buyers but there were a lot buyers who lost out when there offer was not accepted due to a multiple offer situation. The buyers in August were able to negotiate about 2% discount from the last offered price. The average sold price on Manhattan Beach Properties was $1,741,000.

The Hermosa Beach real estate market has 57 Active listings. The Sand Section has 29 active listings with 9 in escrow, Hermosa Valley Section has 16 actives & 11 in escrow, and Hermosa Hill section, East of PCH has 7 actives & 11 in escrow. There were 20 closed sales in August and 11 of them were under 1 million. HB has about 3 months of inventory. Most buyers were able to negotiate a 3% discount on the last offered price of their new home. The average sold price in Hermosa Beach was $1,160,000 for August.
