When Tuck and Estelle are not playing soccer, they are relaxing at the beach.
Estelles AYSO soccer team, The Golden Eagles are 2-3-1.  The girls are having fun and learning how to play soccer. Estelle plays tennis and swims each week.  She likes math and her reading is improving.
Tuck’s Argentina team has a 7-1 record. His ball handling skills and leg strength is getting better each week. He scores a lot of goals but he also helps his team win in other ways. Argentina is starting to understand passing to one another and playing their positions. Tuck continues with his private basketball, tennis and swim lessons weekly.  He is a good student and was voted by his classmates to be on student council.

  This is a snapshot of the market in Manhattan Beach which indicates the low inventory makes it a sellers market.  In a normal market, we have 180 homes for sale but we currently have 61 for sale. The interest rates remain low so it’s still a good time to buy.

Manhattan Beach has 61 active listings and 55 properties are in Escrow (1 of these properties are under 1 million and 24 are over 2 million). There were 27 closed sales in September. Home sales under a million dollars in Manhattan Beach are hard to find, there was only one this month. In September, home buyers on the average negotiated a 5% discount off the asking price of their new home. The average selling price in Manhattan Beach Properties was $2,201,000.  Manhattan Beach has 1.4 months of available inventory.

The Hermosa Beach real estate market has 29 Active listings and 22 homes are in Escrow. There were 19 closed sales in September and 9 of them were under 1 million. Hermosa has about 1.8 months of inventory. Most buyers paid asking price for their new home. The average selling price in Hermosa Beach in September has decreased from last month to $1,165,000.
