It’s the Fonoimoana birthday month.  I had mine on 7th, Estelle’s was the 10th, Eliza’s was the 12th and Tucker is on the 24th.  We have a big party for the kids on the 16th.  We are going to New York at the end of the month to visit Grandpa, check out the Big Apple and ride the subway.

Estelle had her ballet recital.  She looked so cute and performed well in front of a packed audience at the Redondo Beach Performing Arts Center.  She will attend summer school in July and they swim everyday so she can continue to swim like a fish.

Tucker’s baseball team, Caskey & Caskey finished 5th. Tuck improved a lot.  He hit well but he learned how to catch fly balls and become a better infielder.  He doesn’t like the outfield. It’s too boring. Tuck’s Sand and Surf club U8 developmental continues to practice once a week and his team finished below.500. That said, they were playing against all U10 teams and they did beat the undefeated U10 Team in the last tournament of the year.  The kids were so excited as they are all 6 and 7 years old. Now that the LA Kings are the Champs, Tuck is excited to play ice hockey.  We’ll see how it goes this summer.

South Bay Real Estate News:

The South Bay’s housing market has turned into a Seller’s market. Our supply of good homes in good locations is extremely low and the demand for these locations is very high.  This is driving prices up and causing multiple offers. In Manhattan Beach, 36% of the Buyer’s are paying all cash and in Hermosa Beach 27% are paying with cash. Buyer’s are still able to get a deal but in secondary locations. The homes that were priced under $1 million were selling well and the Manhattan-Beach Properties that are in good condition and/or great locations over 2 million were selling too. Hermosa Beach was very active this month with homes selling under a million.

Manhattan Beach has 85 active listings and 83 properties are in Escrow (21 of these properties are under 1 million). There are 25 homes over 2 million that are in escrow. There were 51 closed sales last month with 11 of them under a million. The buyers in May were able to negotiate a 3% discount from the last offered price.  The average sold price in Manhattan Beach was $1,678,000. Manhattan Beach has 1.8 months of inventory, that’s low.

The Hermosa Beach real estate market has 65 Active listings. The Sand Section has 34 active listings with 20 pending, Hermosa Valley Section has 19 actives & 8 in escrow, and Hermosa Hill section, East of PCH has 12 actives & 11 in escrow. There were 23 closed sales in May and 16 of them were under 1 million. Hermosa Beach has only 2.8 months of inventory. Most buyers were able to negotiate a 2% discount on the last offered price of their new home. The average sold price in Hermosa Beach is $938,000.
