Eliza and I have been working hard and just returned from a fun celebration of a friend’s 40th birthday weekend in Palm Springs.  The weather was great and the kids were at home with our niece, Daniele.  We missed them but it was great to spend some time alone.

Estelle is very comfortable in the pool. She is getting better and better at using her arms while swimming.  She still loves ballet and tap and going to My Gym. Estelle is signed up to play AYSO  soccer in the fall.  I’m volunteering to be the coach which should be interesting and fun at the same time.

Tucker’s baseball team, Caskey & Caskey are a .500 ball club. He likes to play infield and hits well.  Tuck’s Sand and Surf club U8 developmental continues to practice once a week and his team is 2-4 in league. Tucker is still taking swim lessons and he’s very good at each stroke except butterfly. He really wants to play ice hockey and has been following the LA Kings.  He will take skating lessons this summer and we’ll see how it goes. I hope everyone is gearing up for a fun summer!

South Bay Real Estate News:

The South Bay’s housing market is turning into a Seller’s market. Our supply of good homes in good locations is extremely low and the demand for these locations is very high.  This is driving prices up and causing multiple offers over 20% of the time. In the Beach Cities, we have less than 3 months of inventory. Buyer’s are still able to get a deal but in secondary locations. The homes that were priced under $1 million were selling well and the Manhattan-Beach Properties that are in good condition and/or great locations over 2 million were selling too. There were 15 homes in Manhattan Beach that sold for over $2 million. Hermosa Beach was very active this month with 4 homes selling for more than $2.2 million.

Manhattan Beach has 88 active listings and 96 properties are in Escrow (24 of these properties are under 1 million). There are 25 homes over 2 million that are in escrow. There were 46 closed sales last month with 10 of them under a million. The buyers in April were able to negotiate about a 3% discount from the last offered price.  The average sold price in Manhattan Beach was $1,777,000.

The Hermosa Beach real estate market has 64 Active listings. The Sand Section has 39 active listings with 21 pending, Hermosa Valley Section has 14 actives & 6 in escrow, and Hermosa Hill section, East of PCH has 11 actives & 11 in escrow. There were 15 closed sales in April and 2 of them were under 1 million. Hermosa Beach has only 3 months of inventory. Most buyers were able to negotiate a 2% discount on the last offered price of their new home. The median sold price in Hermosa Beach is $1,330,000.
