My wife, Eliza and I have been working hard and just returned from a relaxing time with good friends in La Quinta.  The weather was perfect and the kids were in the pool most of the day.  We played some golf, baseball, soccer but mostly relaxed and played games with the kids in the pool and visited with friends. The Easter Bunny apparently also loves the desert.

Estelle is very calm and comfortable in the pool. She is learning how to use her arms to swim but her kicking is great. She still loves ballet and tap and going to My Gym. Estelle continues to speed around on her scooter, ride her bike, play with her dolls and run after her brother but she does this while talking the whole time. She is very busy and beautiful little girl.  If she’s quiet for long periods of time, she’s probably up to something that she shouldn’t be doing.

Tucker’s basketball team, the Orange Lava Tigers, finished 5-4. Hooray, a winning season!  Baseball season is upon us and Tuck’s team, Caskey & Caskey, is 2-3. He is a good infielder and hits well.  Tucker’s Sand and Surf club U8 developmental continues to practice and his first game is this weekend. Soccer is still his favorite sport.

South Bay Real Estate News:

The South Bay’s housing market is hot but is it a Buyer’s or Seller’s market? Our supply of good homes in good locations is extremely low and the demand for these locations is very high making it a Seller’s market.  This is driving prices up and causing multiple offers 20% of the time. Many Buyers are losing out on getting the home they want.  They are starting to make concessions in their offers to secure the property. Then after they close escrow, they are making changes and improvements to their new homes themselves instead of waiting for their perfect home hit the market.  This real estate market is location driven making it a Seller’s market in the most desirable areas of the beach cities.  Buyer’s are still able to get a deal but in secondary locations. The homes that were priced under $1 million were selling well and the Manhattan-Beach Properties that are in good condition and/or great locations over 2 million were selling too. There were 9 homes in Manhattan Beach that sold for over $2 million. Hermosa Beach was very active this month with 4 homes selling for more than $2.4 million and one Strand Home sold for $13,500,000.

Manhattan Beach has 86 active listings and 79 properties are in Escrow (21 of these properties are under 1 million). There are 18 homes over 2 million that are in escrow. There were 45 closed sales last month with 14 of them under a million. In March, we had a lot of active buyers and we had multiple offers on properties 20% of the time. The buyers in March were able to negotiate about 2% discount from the last offered price.  The average sold price of Manhattan Beach Real Estate was $1,723,000.
