Estelle continues to learn gymnastics and is loving it.  She is a getting better and better at reading as her spelling and word recognition improves. I love her free spirit and her positive attitude.  When she giggles it makes me get a little teary eyed because she is so cute. Her laugh is contagious and makes me smile. She still likes to play with her dolls but she likes sports too. She will be playing T ball this year so I’m looking forward to watching her play.
Tucker’s basketball team, the Blue Thunder Warriors are off to a fast start. They won the first 5 games but lost their last one.  Tuck has played well in each game but I’m most impressed by the way he distributes the ball to get his teammates involved. He continues to have a private basketball coach weekly. His ball handling skills and shooting are improving. Tucker swims and plays tennis with his sister weekly.  Baseball season is coming soon in a few weeks! He is a sports junky. 🙂

Manhattan Beach has only 37 active listings and 45 properties are in Escrow (None of these properties are under 1 million and 15 are over 2 million). There were 15 closed sales in January.  Home sales under a million dollars in Manhattan Beach are gone. In January, home buyers on the average negotiated about a 2% discount on their new home. The average selling price in Manhattan Beach Properties was $2,180,000.  Manhattan Beach has 1 month of available inventory.

The Hermosa Beach real estate market has 26 Active listings and 24 homes are in Escrow. There were 12 closed sales in January and 8 of them were under 1 million. Hermosa has about 1.6 months of inventory. Most buyers were able to negotiate a 4% discount on the last offered price of their new home. The average selling price in Hermosa Beach in January has decreased from December to $1,016,000.
