Tucker’s Orange Monster Crusher’s basketball team is undefeated (8-0).  His last game of the season is this Saturday. The games have been extremely exciting and the last couple of weeks Tucker has made the game winning shots.  Baseball season has started and Tuck is on South Bay Brokers, who are (1-1). He is a good hitter and infielder.

Estelle is a sweet child who enjoys getting her way.  She loves singing, dancing, running, learning and everything in between. She knows her abc’s and just started asking us how to spell words so she can write them down to show her teachers. She loves her brother but she is not always the best sister to him.

The South Bay’s housing market continues to strengthen and home owners equity continue to rise slowly. The last time the inventory was this low was in 2004. The homes under a million in Manhattan and Hermosa Beach are drying up.  We are seeing ALL CASH offers on homes approximately 40% of the time. This is the first time that a small town like Hermosa has more active listings than Manhattan, the norm for MB is 170 active listings.

Manhattan Beach has 36 active listings. There are 63 properties that are in Escrow (15 of these properties are under 1 million and 16 are over 2 million.) There were 22 closed sales in February and only 9 of them were under a million. In February, we continued to have a lot of active buyers who were able to negotiate about 3% discount from the last offered price. The average selling price in Manhattan Beach Properties was $1,678,000.  Manhattan Beach has 1.2 months of available inventory.

The Hermosa Beach real estate market has 44 Active listings. The Sand Section has 19 active listings with 12 in escrow, Hermosa Valley Section has 13 actives & 7 in escrow, and Hermosa Hill section, East of PCH has 12 actives & 11 in escrow. There were 12 closedsales in February and 9 of them were under 1 million. HB has about 1.9 months of inventory. Most buyers were able to negotiate a 4% discount on the last offered price of their new home. The average selling price in Hermosa Beach was $1,476,000 for February.
