It’s the time of the year when we reflect on 2012 and start fresh to make and strive for our goals in 2013. I always write down my goals each year about this time so I can gauge how I performed the previous year. I did not accomplish all of my goals but I’m happy with the majority of my achievements and always try to improve from one year to the next.
Estelle and Tucker are back to their routines after a wonderful family vacation. Tucker is on the Orange Monster Crusher’s basketball team (2-0) and continues to play club soccer weekly. Estelle is enjoying hip hop and learning how to write her ABC’s and numbers.
Manhattan Beach has 46 active listings. There are 35 properties that are in Escrow (9 of these properties are under 1 million and 9 are over 2 million.) There were 36 closed sales in December with 10 of them under a million. In December, we continued to have a lot of active buyers who were able to negotiate about 4% discount from the last offered price. The average selling price in Manhattan Beach Properties was $1,520,000. Manhattan Beach has 1.3 months of available inventory.
The Hermosa Beach real estate market has 32 Active listings. The Sand Section has 16 active listings with 10 in escrow, Hermosa Valley Section has 9 actives & 3 in escrow, and Hermosa Hill section, East of PCH has 8 actives & 9 in escrow. There were 28 closed sales in December and 15 of them were under 1 million. HB has about 1.3 months of inventory. Most buyers were able to negotiate a 2% discount on the last offered price of their new home. The average selling price in Hermosa Beach was $1,242,000 for December.
