As we head into the Holiday season our family has a lot to be thankful for. Eliza and I have have two beautiful and healthy children.  We have great family and kind friends who enrich our lives daily.

Estelle’s AYSO Soccer Team, Blue Dolphins had a successful year. The U5 girls were extremely cute and the girls had fun experience playing their first year of soccer. She loves her Pre-K class, My Gym and she starts her hip hop class next week.  Estelle is improving greatly on her free-stlye and back strokes. Her private swim lessons are starting to pay off.

Tucker’s AYSO team, the Orange Crush had a successful season.  The team played well together and finished the season with an 8-2 record. Tuck will continue to play on his Sand & Surf team this fall and winter. His club indoor soccer team are 3-3. He loves his school Rolling Hills Country Day, his teachers and mostly the science lab. The science teachers allow the kids to take the school animals home.  We had Munchy, the gecko, for the weekend. Thankfully, he was returned on Monday alive.

The South Bay’s housing market continues to rise and the median home prices continue to increase. The buying season extends past the normal buying season. The customary home buying season is from February-August.Manhattan Beach has 63 active listings and 57 properties are in Escrow (14 of these properties are under 1 million). There are 11 homes over 2 million that are in escrow. There were 32 closed sales in October with 13 of them under a million. In October, we still had a lot of active buyers who were able to negotiate about 3% discount from the last offered price. The average sold price on Manhattan Beach Properties was $1,766,000.  Manhattan Beach has 1.3 months of Inventory.

The Hermosa Beach real estate market has 41 Active listings. The Sand Section has 24 active listings with 16 in escrow, Hermosa Valley Section has 11 actives & 12 in escrow, and Hermosa Hill section, East of PCH has 6 actives & 9 in escrow. There were 16 closedsales in October and 9 of them were under 1 million. HB has about 1.7 months of inventory. Most buyers were able to negotiate a 4% discount on the last offered price of their new home. The average sold price in Hermosa Beach was $966,000 for October.
