Our family is heading to one of favorite places, Terranea in Palos Verdes for the weekend. The weather is supposes to be warm so we invited another family to join us on our stay-cation for the weekend. I was inducted to Mira Costa Hall of Fame which was a pleasant surprise and a really nice ceremony.  It is always flattering to be recognized.

Estelle is loving her 2nd year in Pre-K.  She is learning to draw the letters of the alphabet and create art.  Her AYSO soccer, the Blue Dolphins are beginning to learn to score goals. The U5 girls struggled the first few games but have been scoring in bunches the last two games even though a few of them were in our own goal. She still loves her weekly class at My Gym and she continues to have private swim lessons each week. We went to a birthday party and they had a closed off area of puppies for adoption. We were lucky to leave with only a stuffed puppy.  She is dog obsessed, to say the least.

Tucker loves his new school Rolling Hills Country Day. He especially enjoys the science lab, his first grade teacher Mrs. Reid and riding the bus to school each morning. Tuck is playing on two soccer teams this fall and winter, Sand & Surf Club Team and AYSO Orange Crush Team. Sand & Surf Club will start playing games this Thursday for 12 weeks, 5 vs. 5. His AYSO Team is 4-1 and Tucker has been one of the leaders of the team.

The South Bay’s housing market continues to rise and the median home prices continue to increase. Economist believe we have hit the bottom and are currently trending upward but slowly.Manhattan Beach has 70 active listings and 59 properties are in Escrow (20 of these properties are under 1 million). There are 11 homes over 2 million that are in escrow. There were 25 closed sales in August with 8 of them under a million. In September, we still had a lot of active buyers who were able to negotiate about 1% discount from the last offered price. The average sold price on Manhattan Beach Properties was $1,637,000.  Manhattan Beach has 2.6 months of Inventory.

The Hermosa Beach real estate market has 57 Active listings. The Sand Section has 24 active listings with 13 in escrow, Hermosa Valley Section has 14 actives & 6 in escrow, and Hermosa Hill section, East of PCH has 11 actives & 8 in escrow. There were 23 closed sales in September and 9 of them were under 1 million. HB has about 3.3 months of inventory. Most buyers were able to negotiate a 2% discount on the last offered price of their new home. The average sold price in Hermosa Beach was $1,331,000 for September.
