We are having a lot of family time this month.  Grammy and Peter came to visit us one weekend and then we traveled to San Diego to visit Auntie Jennifer and Shamu at Sea World. We have been at the beach almost every weekend because the weather has been so great.  Eliza and I and the kids watched a lot of Olympics. We enjoyed watching the athletes compete in their chosen sports.  The USA athletes did a great job representing our country especially the women.

Estelle is our busy bee. She was in summer school for the month of July and she started hip hop dance class with some of her school pals. Estelle is learning to ice skate as well and she has swimming at school everyday and/or a private swim lesson each week.

Tucker is having an extremely busy summer.  Each week he had been at some type of camp, from soccer to beach camp to camp at his new school Country Day.  He has ice hockey practice every Sunday too.  They are learning to ice skate but he is wearing the hockey gear. We want him try lots of sports but I’m selfishly hoping hockey might be a phase, it’s a lot of work for everyone involved.  He continues to practice soccer on his club team once a week.

South Bay Real Estate News

The South Bay’s housing market is hot and the inventory is at a 12 month low. The demand for homes is on the rise and the supply is low.  The housing prices are slowly rising and the trend of a buyers market has gradually started to change.  Buyer’s are starting to pay more to get what they want, especially if there are multiple offers.

Manhattan Beach has 79 active listings and 75 properties are in Escrow (20 of these properties are under 1 million). There are 17 homes over 2 million that are in escrow. There were 40 closed sales in July with 11 of them under a million. In July, we still had a lot of active buyers.  Maybe, some of these buyers were trying to move before their kids start school in September.  The buyers in July were able to negotiate about 2% discount from the last offered price. The average sold price on Manhattan Beach Properties was $1,660,000.

The Hermosa Beach real estate market has 57 Active listings. The Sand Section has 28 active listings with 12 in escrow, Hermosa Valley Section has 21 actives & 8 in escrow, and Hermosa Hill section, East of PCH has 13 actives & 10 in escrow. There were 23 closed sales in July and 11 of them were under 1 million. HB has about 2.7 months of inventory. Most buyers were able to negotiate a 2% discount on the last offered price of their new home. The average sold price in Hermosa Beach was $1,292,000 for July.
