We had a wonderful family birthday month of June with lots of parties.  We went to NY to visit Grandpa , also a June birthday.  We spent last week in La Quinta to celebrate the 4th of July.  They put on an amazing firework show. It was hot in the desert but the pool made the heat bearable and with lots of close friends made for an extremely fun getaway.

Estelle is 4 going on 10. She is a girly girl but a confident one. She is in summer school for the month of July and she starts hip hop dance class next week.  I think the hip hop class will be great for her because she likes to sing and dance. Estelle will learn to ice skate this week and she has swimming at school everyday.

Tucker’s basketball team, the Hoyas are off to a slow start.  I believe he has a good team but with summer vacations, we  have had limited players at each game.  He still loves playing baseball even though the season ended over a month ago. He attended a baseball camp at Mira Costa High School  with the high school team as the coaches. He loved the camp and wants to go back next year.  He continues to practice soccer on his club team once a week.  He begins hockey this week and he is  finally learning how to ride his bike.

South Bay Real Estate News: The South Bay’s housing market is hot and the inventory is extremely low. I think I’ve been writing the same scenario each month but the difference now is home prices are beginning to rise in the beach cities. We have found the real estate market bottom and the interest rates are still at historic lows so you can feel comfortable about the purchase of your dream home as an investment.

Manhattan Beach has 95 active listings and 72 properties are in Escrow (19 of these properties are under 1 million). There are 11 homes over 2 million that are in escrow. There were 47 closed sales in June with 11 of them under a million. In June, we still have a lot of active buyers when normally many buyers have gone on vacation. The buyers in June were able to negotiate about 3% discount from the last offered price. The real estate agents are getting very good at pricing properties for sale.The median sold price on Manhattan Beach Properties was $1,874,000.

The Hermosa Beach real estate market has 57 Active listings. The Sand Section has 28 active listings with 15 in escrow, Hermosa Valley Section has 18 actives & 12 in escrow, and Hermosa Hill section, East of PCH has 11 actives & 13 in escrow. There were 19 closed sales in June and 8 of them were under 1 million. HB has about 3 months of inventory. Most buyers were able to negotiate a 1% discount on the last offered price of their new home. The median sold price in Hermosa Beach is $1,210,000.
