This is a beautifully designed Contemporary front unit townhome with a great floor plan. It was built by Ray Wright, a quality builder with a good reputation in 1999 and has 3beds/3 baths and is approximately 1961 Sq/ft.  All three bedrooms are large and located on the same level with a huge master bedroom, bath and walk-in closet. It has great entertainers kitchen with granite counter tops and a formal dining room, with a large living room and fireplace. This town home has LOTS OF LIGHT, custom stone work throughout with two patios for outdoor living with gas hook ups. It has a two car garage and lots of storage. In real estate we talk about location, location, location and this has it all.  This home is within walking distance to the beach, parks, farmers market, restaurants, and the newly renovated downtown.  There is also a green belt about two blocks away where many residents walk and jog.

When buyers purchase a new home, they are always concerned about getting a good deal and no one wants to overpay.  Well, this same floor plan, square footage, and front unit townhome located only about 3 doors down sold for $1,040,000.  I know the interior finishes of that townhome and I think 1157 Cypress Ave. are much better BUT we’re still on the market at $1,015,000.  This unit is also brighter because of the skylights and windows in which they were placed.  This is the lowest price townhome this close to the beach and the downtown area.  At this price point it makes more sense to buy than rent.  My listing on 1157 Cypress Ave would rent for $4500 but you can own it for that same amount, property taxes and mortgage payment included. Now that is a good deal! I believe buyers should find comfort when buying close to the beach because historically these homes hold their value and increase in equity sooner when the market turns favorably .

I grew up in Manhattan and I currently live in Hermosa Beach. We have a very strong sense of community, family, and culture. Hermosa Beach has one of the best public educational systems in the country.  There is no need to pay for private when you have great public schools.. Because of our strong sense of community, family and knowing that knowledge is power, many families are contributing to the Education Foundation which helps with the shortfall of our educational issues keeping our schools #1. In Hermosa Beach, the residents have a choice in High Schools; the kids can go to Mira Costa High School in Manhattan Beach or go to Redondo Union High School in Redondo.  The Hermosa Beach School system only accommodates K-8th grade.

The beach cities offer a very active and healthy lifestyle. It’s the home of beach volleyball and you will often see Olympians, Gold Medalist, and professionals training for the domestic and international tours all along the beaches. There is an 18 mile bike path along the coast from Redondo Beach to Malibu. It’s a great place for surfing, paddle boarding, jogging, or fun in the sand and sun.
